Is this a broker?
No. TurnkeyDoor is a software platform. For FRBO (rentals), we never need a broker per N.J.S.A. 45:15-1 — we never charge tenants, flat fees only, no intermediary activity (C-46a). For FSBO (sales), a partner broker supervises the buyer-side per N.J.A.C. 11:5-4.3 (gated launch).
Why is it called TurnkeyDoor?
A landlord turnkey is a finished, ready-to-rent unit. We make every door turnkey — for landlords (FCHA two-phase screening per N.J.S.A. 46:8-52 et seq., lease generation, payment tracking) and for sellers (NAR-settlement disclosures, three-business-day attorney review scheduling, document vault).
Why Bergen County first?
70 municipalities, 24 with active rent-control ordinances, dense rental market, complex compliance landscape. If we can ship hyperlocal compliance for Bergen, we can clone the per-state module pattern to NY/TX/CA/FL/MA. Bergen is the proving ground.
What about Zillow / Redfin / Realtor.com?
Those are big-portal IDX-licensed listing aggregators. They display MLS data — and their AI/MCP integrations are under live IDX licensing scrutiny. We don't have that risk. FRBO + FSBO + public-record compliance only. IDX-clean by structure.
Is user data sold?
No. Hash-at-ingest tokenization (SHA-256 + per-row salt) at the publisher boundary. Six-tier retention by data class. Section 230 conservative posture. We publish cited compliance facts; we don't aggregate user behavior to sell.
